Reporting A Lift Breakdown

If the lift goes down, owners should report this immediately to The Element Factors on
0131 6000 678 or admin@theelementfactors.co.uk


Please ensure that when reporting a possible lift breakdown, it is indeed out of service and not
somebody potentially obstructing the doors. There will be a charge if the engineer arrives and
the lift is running on the engineer’s arrival.

  • The Factor will call Otis and report
  • The engineer will attend within 4 hours
  • For entrapments, the engineer should attend within 1 hour
  • Please be patient and wait for them to attend, DON’T call the Fire Brigade! They have on
    occasion damaged the doors and or reset the fault log. This can lead to further issues.
  • Engineer attends
  • In most cases they can repair and return the lift to service.
  • In exceptional circumstances they may require a special diagnostic tool and or a second
    engineer to assist with reinstating the lift or replacement of a specific part.
  • Engineers do not always carry this tool with them. If there is ever any doubt (not safe to
    use) the engineer will put the lift out of service.
  • Spares Cabinet – there is a spares cabinet onsite at the Factors Office which holds a
    limited number of day-to-day items.
  • In most cases the engineer will report the fault back to the office in person (during office hours)
  • Following the visit a Service Call Out Report is emailed to the Factor, this may detail specific
    observations. On weekends this report is generally available first thing on Mondays unless there
    is a public or bank holiday.
    The Factors will email owners with a status update
