This is the latest information received from our Factors:
Since water feature has been fully removed, Create Engineering was on site to create further
drawings for the future work. It has been agreed that wooden fence can be removed, as well as
metal mesh above the entry gate. Create Engineering has been working on getting quotes for
fitting new membrane on the courtyard. Estimated cost for this has been £50k.
Since the new gullies have been fitted for the courtyard, we have been monitoring the situation
in the car park with leaks (taking pictures and highlighting on the map where is it still leaking).
The good news are, that we have managed to stop few leaks as it doesn’t overflow anymore
and the existing gullies are not leaking any more.
I had a phone call with Create Engineering to discuss the improvements and areas where water
still leaks. IT has been agreed to fix obvious locations.
Baltic has been sealing the bollard lights and testing if the water ingress still appears. So far we
have stopped leaks in another 2 locations.
Baltic has added more drain cells in the corner of 5WHV, as the rain water has been ponding there and overflowing to the car park. Baltic has added drain cells above that gullies to create better flow of rain water. Baltic has tidy up the areas. Baltic will be removing the obsolete parts (pipes) of the water feature in the car park.
All the above small works, are helping us to understand the problem. At this stage we are of
the opinion that a full replacement of the membrane is not needed which will significantly save
the costs.
There will be another meeting taking place with Create Engineering on site on rainy day in the
first week of June 2026.
